In 1969, as the world marveled at the moon landing, brothers Steve and Don Mosites took a giant leap of their own, expanding their thriving construction business into real estate development by founding Mosites Development Company. What began as a strategic evolution of their family-owned company has since helped shape the landscape of Western Pennsylvania — creating growth, revitalization, and long-term value across commercial, retail, and industrial markets throughout Pittsburgh and surrounding areas.
The brothers’ entrepreneurial spirit was in their blood, passed on through the vision and hard work of their father, Moscos George Mosites. Known in America as MG, he immigrated from Greece in the early 20th century and settled in Pittsburgh in 1917, where he would go on to become the region’s largest industrial painter and maintenance contractor.
Working alongside MG in the 1950s, Steve recognized the immense potential within the general construction industry and founded Mosites Construction Company in 1959, with his brother Don joining him a year later. Their initial focus on infrastructure, such as roads and bridges, laid the groundwork for expansion into buildings and other structures.
The formation of Mosites Development Company in 1969 emerged as a natural progression of their achievements in the construction industry. Having successfully constructed buildings, only to hand the keys over after the construction period to a property owner, the brothers became interested in longer-term opportunities.
Recognizing the advantages of building and retaining properties for decades, rather than completing and moving on from each project, they founded the development company on the desire to combine real estate opportunities with their construction expertise and resources. By doing so, their dealmaking skills would be used to create long-term revenue streams capitalizing on the growth of the properties they would come to own. Building upon the trust, integrity, and craftsmanship of the Mosites family name, forged by their father and carried on through Mosites Construction Company, this strategic shift into development proved successful for the brothers.
Over the next several decades, Mosites Development Company would come to manage a diverse real estate portfolio exceeding two million square feet, including office buildings, national retail and restaurant tenants, shopping centers, and light industrial facilities. They once controlled over 600 acres of land strategically positioned for retail centers, office parks, research facilities, and industrial sites. Their anchor tenants include Walmart, Sam’s Club, Golf Galaxy, HomeGoods, Michaels, Aldi, and Siemens.
Today, Mosites Development Company operates as a privately held entity with interest in commercial real estate markets. The company’s expertise includes owning land and properties, as well as building management. Their success would become the bridge between Mosites Construction Company and its commercial real estate brokerage arm — MDC Brokerage — which continues connecting people with places throughout the region.
The primary objective of Mosites Development Company remains consistent with its historic purpose — to generate positive cash flow over extended periods to reward investors. Combining construction expertise, real estate development acumen, and a commitment to building and holding properties for the long term, has provided Mosites Development Company with over a half century of success and growth in the real estate industry.
