




To support the planning and implementation of this strategic initiative, Mosites was engaged to provide construction management and preconstruction services over a span of more than 13 years. The development has become a vital urban link between two key neighborhoods and integrates a dynamic mix of office, retail, residential, and transportation infrastructure. Mosites’ involvement began with preconstruction services, including budget development, design coordination, and the establishment of GMPs for each project phase. In Phase I, Mosites delivered the first Whole Foods Market in Western PA, a 32,000 SF store that was fast-tracked and completed in just eight months. Phase II expanded the retail footprint with four new Class “A” retail buildings totaling 84,942 SF, along with two, two-story parking garages totaling 85,000 SF. Throughout both phases, Mosites also provided ongoing tenant coordination and fit-out services to support efficient occupancy and turnover. Following these phases, Mosites continued to contribute to major infrastructure and mixed-use components of the development, including construction of the building pad for a 144,000 SF Target store and collaborated with PennDOT, CSX, and Norfolk Southern Railway to resolve complex right-of-way issues.
